AREIM Creates Second Fund | Инвестиции
The Accent Real Estate Investment Managers (AREIM) investment fund is planning to start a new investment fund and place $500 million into real estate projects. According to Victor Shlepov, CEO of AREIM, the second fund is planned to operate for 5 to 8 years, and investments will be directed into retail, warehousing, and office properties. Unlike AREIM’s first 7-year fund (founded in March 2007), the second fund will also invest up to 30% in construction of residential real estate. Plans are for the new fund to begin operations in the spring-summer 2009.

Within the framework of their existing partnership, DON-Stroy and VTB have concluded a number of long-term loan agreements totaling $500 million at 14-16% per annum interest. DON-Stroy will be directing all these new funds to finish the construction of residential complexes in Moscow, now at different stages of implementation, and plans to repay the loans by 2012.

For monitoring purposes, only those commercial real estate objects that are offered for sale in the public media are selected. The objects that are monitored are office, industrial-warehouse premises and premises that can be used for any commercial purposes which are priced over $1 million, retail premises priced over $700,000 or premises with the total area more than 100 sq m. The weighted-average price is calculated as the relation of the total cost of the objects to the total area of these objects. A leading U.S. real estate report recently published has ranked Seattle, the largest city in the Pacific Northwest region of the United States, as the top commercial real estate investment market in the country for 2009. However, this is not to say this coastal city has been miraculously immune to the financial crisis that is currently strangling the globe; in fact, like most other markets under the sun, the Seattle market is weaker now than it was a year ago. Simply, it’s just not as weak as other U.S. markets. As the saying goes, everything is relative, and Seattle’s ability to attract leading corporations like Microsoft and reputation as a gateway to Asian trade has led experts to conclude that Seattle is relatively the least bad investment opportunity in the U.S.
