The crisis doomed most mega-projects to oblivion. Thus out of 40 complex development projects announced before 2009, only 9–10 projects survived. The number of cars has been steadily growing in St. Petersburg during a number of several recent years. Their count is near to the 1,300,000 mark. On the one hand, this is a positive trend but, on the other hand, the growing number of privately owned cars gives rise to a whole set of problems, one of them being the dearth of parking space. One of the possible solutions is creating underground parking garages. Their construction commenced back in 2000 and was highly prioritized by the city. However imperfections in the local legislation make it impossible to construct underground parking projects at the depth of more than 5 meters.

The problem of adequate asset appraisal arose soon after the commercial property market crumbled. It came out that in the lack of deals and nebulous development vistas neither the comparative nor income generation methods worked. The demand for the services of valuators is still very high, though the structure of client requests has somewhat changed. Collateralized assets are much more frequently appraised than investment properties.

The hospitality sector which looked so attractive in the eyes of investors just a year ago (especially in the upmarket segment) is now going through hard times. And already in May the St. Petersburg Property Fund attached the $100 tag to land lots as their starting price. The market experts point out that the land market reached the bottom faster than other market segments.

Despite the predicament of many market players, the activity of developers in the business area Pulkovo-3 does not flag. This spring CRE North-West, in association with Avielen and AG EKE Group, managed to gather together all players whose projects are represented in this territory at one round table. Businessmen came to a conclusion that in the nearest future it is Pulkovo-3 that has the best chances to turn into a modern business area.

Since the beginning of the financial crisis, we have seen an increasing number of contractors, suppliers of construction materials and other parties involved in a construction project that are facing situations whereby developers are circumventing their contractual obligations. While in the past it was mainly developers with questionable reputations that refused to pay, today we are seeing the lack of funding forcing honest developers to circumvent their contractual commitments. And hence there are a number of established scenarios for dealing with such situations.

Due to the well-known events in the economy of the world and of our country, the real estate market is being transfigured as we speak. A great number of diverse corporations and companies are streamlining their expenditures and are moving from their class A offices to class B business centers. There is however another trend. Companies that have not encountered major financial difficulties brought about by the crisis are on the contrary trying to take advantage of the attractive prices and move into better offices. One of the questions that will undoubtedly surface upon moving is how one deals with the communications.
