What are your expectations from MIPIM 2010?  11.03.2010

The annual international exhibition MIPIM will take place in France 16-19th March 2010.

<p>What are the expectations of the participants of the commercial real estate market from forthcoming action? This question we have addressed to experts of branch. 
Ivan Potekhin, the general director of SC “Espro”:
SC “Espro” represents the stand at MIPIM the seventh time (since 2004). We present the multipurpose complex Sky City, an office-warehouse complex “Kulon Jugros” and an industrial “A-Park” among other projects this year.
The exhibition MIPIM is some kind of a market barometer, it shows, how the market varies, provides guidance on a course of its direction that it is important to understand for forming of tactics of behavior of the company in the market and it helps to predict the further development of sector of the commercial real estate.

We send to the market a signal that we are live and we continue to develop, realizing new projects, involving in financing for them, developing new ideas. Besides, MIPIM is a convenient platform for dialogue with partners. One of the main tasks of visiting of this action is reception of new contacts. During the exhibition, our colleagues meet representatives of investment funds, banks, brokers and journalists.
David O’Hara, the operating director of department of the commercial real estate of the company Blackwood:
It is not the secret that Russian market of the commercial real estate has undergone the big changes lately. MIPIM is that platform where is possible to communicate with participants of all markets. Therefore, thanks to forthcoming action I can discuss with colleagues the prospect of the commercial real estate markets in Russia and abroad. It is interesting to understand trends and to generate complex vision of the further development of the market of the commercial real estate.

Maxim Gasiev, the general director of Colliers International:
Big international exhibitions such as MIPIM are some kind of the indicator of a condition of the real estate market. When the market was on lifting, we could observe a considerable quantity of projects from Russia, presented by scale stands, the number of delegates that grew year by year. Last year, the quantity of delegates and projects from Russia has essentially decreased on the contrary. Thus, many have gone to MIPIM “by inertia” as stands have already been reserved and tickets are bought. This year people go to the exhibition knowingly, they have definite purposes and projects. I hope to see more “live” projects from Russia though I do not feel excessive optimism about it.

Evelyna Pavlovskaya, the vice-president on consulting, the partner of the company GVA Sawyer:
Our company takes part in the international exhibition MIPIM during last years. For example, the expectations from the exhibition of 2009 and the exhibition of 2010 were corrected a little. As well as last year we hope that “here now (right after MIPIM) there will be a market break … But learnt 2009, we became more cautious, though certainly revived demand for services of advisers and developers inspires some hopes.
We would like to hope that “ice will get under way" or will be put the definitive point in questions of work with bank mortgaging actives, and in theme of SPP. We expect to see antirecessionary concepts; all the same, the participants of the market had a whole year on their creation.
We wait from the exhibition understanding of trends of development of the market on the nearest half a year – year. In the course of year, we wait understanding who and what offers in the market, new services and trends. We also hope to get the information on new participants of the market and new possibilities.

Konstantin Kovalev, the operating partner of the company Blackwood:
МIPIM always was a platform where the participants came into contacts, found partners and estimated the markets from the point of view of prospect of an investment of money. I think that the forthcoming exhibition will be informative. The presence of many Russian companies and the participants of the foreign markets will sum up the crisis period. The projects that they will act and in what quality, will testify the development of sector of the commercial real estate as a whole and will give the chance to estimate the future of this market. Secondly, the concentration of representatives of a business environment and political elite will designate readiness and interest of both parties to realize scale projects. I do not exclude that we will hear about new “genre laws”, requirements of the market and its environment within the limits of MIPIM. Certainly, the dialogue that will be spent by the consulting, developer, investment companies will lead to productive result.
