“Vedomosti” writes referring to the representative of the Minister of Defense that the Ministry of Defense has sold the building of the former hostel of Naval engineering institute at the Admiralty quay 12-14 to Nikolay Kozakov for 760 ml rub.
According to the source, except Kozakov the Open Company Vanguard has submitted the demand on participation in auction on July 14. The starting price of uninhabited premises with the total area 6215 sq m is 750 ml rub; the auction step is 5 ml rub. 150 ml rub deposit was required for participation in the auctions.
As experts have told to the edition, Kozakov is unknown at the market of the real estate. USRJP has no information on the companies belonging to the person with such name.
According to the chief executive of Praktis CB Sergey Fedorov, the price about $4 000 for 1 sq m is not high for the object with such arrangement. By his estimations, the proprietor will have to spend about $3 000 for 1 sq m on building reconstruction. The expert explains the absence of an agiotage at auction by the fact that there are few investors capable to invest so much money in the project.
Mr. Fedorov and Inna Popova the head of department of an estimation of ARIN consider that the participants of the auctions could be affiliated with each other, and it is not excluded that the buyer is only the intermediary. As the employee of management of the state order of the Minister of Defense has told to the newspaper, the building is constructed in 1880 and it is the revealed monument of architecture. It is free uninhabited premise without encumbrances, but demanding repair. The premise was in a state ownership till now and it is fixed on the operational administration right for SO “2000 branch of sea engineering service”.
