Victor Afanasenko, the director for rent and marketing of Raven Russia has told CRE that the Joint-Stock Company “Dixy-Petersburg” has concluded the rent contract of 34 000 sq m of the warehouse areas in the complex of A class in Shushari for a period of 10 years with Raven Russia.
He said there were not such large transactions in the sector of the warehouse real estate for a long time. Besides, it is the largest transaction at the warehouse market of St. Petersburg of that he knows. However, it is impossible to name it the largest in Russia – larger areas were leased in Moscow before the crisis.
Thanks to the contract with “Dixy” the second phase of the complex with the total area 49 000 sq m is handed over completely. Mr. Afanasenko speaks that now the warehouse complex of A class in Shushari of the company Raven Russia with the area 145 000 sq m is filled 75 % approximately.
Vyacheslav Holopov, the director of department of the warehouse, industrial real estate, land of Knight Frank, says that it is very large transaction for northern capital; besides, it was spent without participation of advisers. “It is handed over 2 times more warehouse areas for the first half of the year in St. Petersburg than for all 2009. That is the Petersburg market has shown very high activity, and the given transaction is a good indicator”, - he considers.
The rent rates do not reveal. However, according to Vyacheslav Holopov, now average rates in the city on Neva are same as in Moscow - about $90-105 for 1 sq m a year. “In this case there was a good discount in view of the big area and the long-term contract of rent. At the same time the happy hour comes to an end, because the qualitative premises remains a little”, - the expert adds. He notices that this transaction has been concluded last quarter, but it is declared just now.
