The first warehouse complex of A class Sigma Logopark was opened in Ufa    24.06.2010

The opening of the first warehouse complex of A class in Bashkortostan Republic Sigma Logopark took place in the micro district Shaksha in Ufa on June, 24.

The total area of the complex is 85 000 sq m, now is opened the first stage of the building with the area 35 000 sq m; according to the general director of the Open Company “Warehouse complex Sigma” Aleksey Kosilov the investment  are $42,6 ml.The investors of the project are Ufa investment holding the Open Company “Trilistnik Group” and Moscow investment fund Accent Real Estate Investment Managers. The developer of the project is the Joint-Stock Company “World Development”.

“Really, Sigma Logopark became the first warehouse complex of A class in Bashkortostan Republic. This complex has the leading role. There is a complexity of introduction of a new product to the local market. Now it is many connected with falling of sales in crisis at the main potential tenants; for a complex the main tenants are basically the large trading nets. We see that the market revives now”, - Mr. Kosilov said. “We are sure that the complex will be claimed. The projects of such large retailers as MEGA, Ashan, Castorama, Lerua Merlen, etc would be completed in Ufa by the autumn. Now we wait for reception of the certificate on property and we are going to use this time for active negotiations with the potential tenants. The demand exceeds the areas placed by us in operation now, reaching 50 000 sq m”, - he adds.

The contracts with the several consulting companies such as Colliers International, Cushman and Wakefield, Knight Frank, Jones Lang LaSalle, Rain Group (Ufa) were concluded for selection of tenants; except that, the operating company of the project NAI Becar has its brokers.Sigma Logopark will not have the competitors in the near future. According to Mr. Kosilov, the building of 800 000 sq m of warehouses were declared before the crisis, but all of them stopped at different stages, the most part of them stopped at the designing stage.T

he general director of “Warehouse complex Sigma” assumes that 35 000 sq m of the first stage of Sigma Logopark will be leased till the end of the year, but without waiting it the company plans to begin the building of the second stage of the complex. “Other warehouse objects of such level hardly will appear in Ufa the next 2 years. I think, we will be leaders at the market during 5 years and we will occupy this niche”, - Mr. Kosilov summarizes.

The director of regional projects of the company Raven Russia owning the net of warehouses of A class Sergey Plusnin told that the company is ready to build the warehouse complex in Ufa (more than 120 000 sq m), but the building is not started yet. As he said, the demand for warehouses fallen, and it is possible to start the building only having enough potential tenants. “The crisis introduced the corrective amendments. As soon as the situation will change, we will start to build when it becomes favorable. But it will be not this year”, - Mr. Plusnin told. Sigma Logopark, the warehouse complex of A class is located at 15,8 ha site near the federal line М5 and 5 km from the centre of Ufa, the micro district Shaksha, at Gvardeiskaya Street, 57. The warehouses from 3000 sq m and office blocks from 100 sq m are offered to rent.
